Halcyon is a mixed use development managed under the Georgia EPD Brownfields Program. Within the 20 acre Halcyon Tract, a 12.25 acre Townhome Tract was planned for residential construction. An environmental assessment identified low level VOC impacts in select areas. Although no remediation was required, Empire Communities chose to reduce long term environmental risk by installing a vapor barrier beneath the townhomes planned for the affected zones. Winter Environmental was contracted to complete the barrier installation.
The project involved installing a vapor barrier beneath eight structures, each designed as a three or four unit townhome building. The four unit buildings carried a 6,720 square foot soil footprint and the three unit buildings carried a 5,740 square foot footprint. In total, Winter Environmental installed vapor protection over about 51,800 square feet of soil.
The team used the Land Sciences Nitra Seal system, a three layer barrier that includes a base fabric, a spray applied asphaltic latex layer, and a bond layer. Winter Environmental self performed all phases of the installation. Work was delivered in multiple stages, with several weeks between phases to align with site preparation, weather, and construction sequencing.
